Administered and managed by Gather, a Collective Development is a hybrid structure that is part syndicate and part pre-sold development.

It’s a way to lower upfront costs, participate in greater value creation, and still create a place that’s uniquely yours.

  • A group of buyers collectively purchases a large parcel of raw land and share costs for land acquisition, infrastructure development, and entitlements.

  • The property is subdivided into fee-simple lots, each privately owned by individual buyers.

  • A portion of the land is placed in a conservation easement, delivering potential tax incentives and ensuring the long-term sustainability and beauty of the surrounding landscape. Buyers maintain recreational access to preserved land.

  • Each owner selects from a configurable building program, resulting in predictable pricing, elegant designs, and faster delivery. This may range from a small footprint accessory dwelling to a multi-building compound to fit each buyer’s intended use.

How It Works

  • Purchasing larger parcels of raw land lowers the entry price for both the land and its development. This comes from lower cost per acre as well as shared costs for shared infrastructure.

  • By participating in the development of the property, owners are able to participate in the creation of value. Money that would go to traditional developers actually lowers the overall cost of each project.
